Can a co-host run Airbnb's one-time price adjustment tool?
No. Airbnb's Resource Center states that co-hosts cannot make this one-time price adjustment. The listing owner has to click it. If you co-host, the job is to get that owner to the tool before the deadline, not to click it yourself.

The Resource Center, updated 24 August 2026, sets the deadline to adjust prices at 15 September outside the EEA and 13 October inside the EEA or in Switzerland. If the owner keeps a $100 price, they earn $84.50 and guests see $100. If they move the listed price from $100 to $115, guests still see $115 and the owner still earns $97, matching Airbnb's own example. Co-hosts cannot run that tool. Remind the owner. Do not invent a workaround click.

Airbnb Help article 4095 describes a one-time tool for home hosts who do not use property management software. It can change the fee structure and it can rewrite current prices, including additional fees, for the next two years of calendar. Once used, hosts cannot revert to the split-fee structure. Reservations already booked stay on the fee structure from the booking date. Calendar edits are locked while the adjustment runs. After it saves, the owner can still change prices listing by listing in Calendar.
That entire path sits on the host account. The Resource Center Q and A is explicit: co-hosts cannot make this one-time price adjustment. If you work with a host who still needs it, remind them to adjust by their deadline.
What happens if the owner skips the deadline
Airbnb: if you do not take action before your deadline, your prices and payouts per night will be lower. Worked example on a $100 listed price: earn $84.50 after 15.5%, guests see $100. That is not a co-host setting. It is the default if the owner never uses the tool.
The fee change is not an opt-in for remaining hosts. The Resource Center frames 15 September and 13 October as deadlines to adjust prices. Help 1857 already treats the single fee as mandatory for hosts using property management software and for hosts in countries on that structure. Brazil and Mexico stay at 16% in the Resource Center footnote, not 15.5%.

The only move a co-host has
Send the owner four official facts, not a pitch.
- Co-hosts cannot click the tool. Airbnb says so on the Resource Center Q and A.
- Deadline: 15 September outside the EEA, 13 October in the EEA and Switzerland.
- Skipped $100 example: $84.50 payout, guests see $100.
- Adjusted $115 example: $97 payout, guests see $115.
Point them at the Resource Center page and Help 4095. Do not tell them to raise every night by a round 18%. Airbnb's own worked example is $100 to $115 on that illustration. VAT registered hosts who self assess are a separate case on the same page: the tool will not add VAT for them.
If you operate listings you do not own, walk the owner through the official pages before they confirm two years of rates.

Yes. Airbnb: the single fee applies to your nightly price and any fees you add, like a cleaning, pet, or extra guest fee.
Do old bookings change when the owner switches?
No. The single fee applies to reservations made after the switch. Help 4095: reservations booked before the adjustment stay on the prior pricing even if those reservations are later changed.
Can the owner undo the tool?
Airbnb Help 4095: once hosts use this tool, they will not be able to revert back to the split-fee structure. They can still edit listing prices in Calendar after it saves.
Is 15.5% universal?
Most hosts pay 15.5% on the single fee. Resource Center footnote: Brazil and Mexico remain 16%. Help 1857: remaining hosts typically pay 14% to 16%.
