Switching Airbnb Property Software: Disconnect Listings and Remove the Old App Access
Airbnb help page 2958 tells you how to switch software. First, disconnect each listing. Next, remove access for your current software. Then connect your new software. The switch works on a desktop or mobile web browser. It does not work in the Airbnb app. To disconnect a listing, go to Listings. Check the box. Tap Edit selected. Open Listing details. Open Sync settings. Choose Disconnect. Tap Save. To remove account access, go to Account Settings. Open Privacy & Sharing. Open Connected Apps. Tap Remove Access for the old software. Airbnb says to connect your listings to the new partner right away. That keeps calendar and price data correct. If you are not ready, unlist or snooze for a short time. This article covers the Airbnb 2958 switch steps only. It is not the calendar iCal order guide.

Many hosts think a PMS switch is one click. On Airbnb it is at least two steps in a set order. Then you connect the new tool. First you disconnect listing sync. Second you remove Connected Apps access for the old tool. Third you connect the new partner. If you skip a step, a listing can stay half managed. An old app can stay allowed. Or a gap can open where software no longer pushes dates and prices.

TL;DR: Disconnect listings, remove Connected Apps, then connect the new partner
Use Airbnb 2958 in this exact order. Use desktop or mobile web. Do not use the Airbnb app.
- Disconnect listing sync under Listings. Then Edit selected. Then Listing details. Then Sync settings. Then Disconnect. Then Save.
- Remove Access for the old software under Account Settings. Then Privacy & Sharing. Then Connected Apps.
- Connect the new software for current listings right away so dates and prices stay correct. Or unlist or snooze if you are not ready.
Listing sync disconnect and Connected Apps Remove Access are not the same action. Canceling a vendor plan is not the same as Remove Access. Airbnb 2958 does not claim frozen rates for all cases. Payment, refund, and PMS message results depend on each vendor. Cite a vendor page only for that vendor. Partial listing-set use of two tools on one account is not safe as an Airbnb 2958 pattern. That stays true unless a named tool or account setup is written down.
What Airbnb documents for a software switch
Airbnb’s switch article opens with three parts. Here is a short form from the live page (seen 2026-09-09). To switch software, disconnect your listings one by one. Then remove access for your current software. Then connect your new software.
That order matters. Disconnect listings first. Remove account access second. Connect the new provider third. Page 2958 does not support doing these steps in reverse. Write the sequence on a run sheet before anyone clicks Disconnect. Do this even more when many listings and teammates share one host account.
After the old software is cleared, Airbnb stresses speed. Connect current listings to your new software partner at once. That helps keep calendar dates and prices correct. If you are not ready to connect at once, Airbnb says you can unlist or snooze for a short time. Those two choices are the gap controls named in 2958.
Page 2958 does not claim that disconnect freezes rates across the market. It does not claim that ending a PMS plan removes Connected Apps access on its own. It does not cover payment close out, refund paths, or who owns message threads after disconnect. Those topics sit in the unknowns section. They also sit in vendor docs when a vendor publishes them.

Keep a simple mental model. Part one unplugs sync for each listing. Part two takes away the old app’s account badge. Part three plugs in the new partner. Airbnb wants all three in that order. The gap between part two and part three is where dates and prices can drift. Unlist or snooze if that gap will last.
Write the three parts on a sticky note next to your screen. Read the note before every click. If two people share the work, each person should read the same note. Log the time of each click. That log helps if a guest later sees a wrong price or a closed date.
Listing sync disconnect is not the same as removing app access
Two different Airbnb actions sit in the switch sequence. Hosts who merge them into one step leave switch windows half done.
Listing sync disconnect is a per listing action under Listings. You can also multi select. Airbnb’s path in 2958 is clear. Go to Listings. For each listing you want to edit, click the check box next to the name. Click or tap Edit selected in the banner. Under Listing details, choose Sync settings. Select Disconnect. Click or tap Save. That action sets how that listing syncs with software. It is not the same screen as account level Connected Apps.
Remove account access is an account permission action. Airbnb’s path in 2958 is also clear. Go to your Account Settings. Select Privacy & Sharing. Under Connected Apps, click or tap Remove Access for your former software. That action removes the old software’s allowed access at the Connected Apps layer.
Think of listing disconnect as unplugging the listing’s sync cable. Think of Remove Access as taking away the app’s account badge. You can finish one without the other if you stop early. Page 2958 tells you to do both, in that order, before you connect the new provider.
Linked Airbnb UI words on help page 2683 (Managing listings with property management software) were checked on 2026-09-09. That page shows a disconnect path under Account settings Privacy. Then Services. Then Remove access to the property management software. Page 2958 uses Privacy & Sharing and Connected Apps. Prefer 2958 for the switch sequence. Cite 2683 only as linked context. Privacy or Services wording may also appear.
Page 2683 also shows a desktop check that a listing is linked to property management software. Path: Listings. Select the listing. Open Listing editor Settings. Then Property management software to check status. That status check helps before and after a switch. It does not replace the 2958 Disconnect and Remove Access steps.

Hosts often finish Part A and feel done. They are not done. The old app can still hold account rights until Remove Access. Hosts also sometimes cancel a vendor bill and assume Airbnb access is gone. That is not safe. Complete Remove Access on Airbnb itself.
Print this short contrast. Listing disconnect changes sync for one or more listings. Remove Access changes rights for the whole account’s Connected Apps list. Both matter. Both sit in 2958. Both come before the new connect.
Desktop and mobile web only (not the Airbnb app)
Airbnb states that to switch software you log in on a desktop computer or mobile device. This feature is not on in the Airbnb app. Plan the switch in a browser you can screenshot for the audit log. Do not schedule disconnect for a moment when only the native Airbnb app is on hand. The person with account access needs a browser.
Device readiness checklist:
- Confirm the host has a desktop or mobile web browser. Not only the Airbnb app.
- Confirm the login owns or can edit the listings. It must also open Account Settings.
- For hosting teams, confirm who may change Sync settings and Connected Apps before the window opens.
- Capture screenshots after Disconnect and after Remove Access so worksheet dates match proof.
If a teammate only has the app installed, have them open the same account in a mobile browser. Or wait until a desktop session is ready. Page 2958’s line that this is not on in the Airbnb app is a hard limit for this feature set.
Hosting team note from linked page 2683. If you manage a hosting team and want to allow an app, Airbnb says to log in to the team owner account. Then follow the connect steps from your software partner. For switches, the team owner should run Remove Access. The team owner should also allow the new Connected App. A co-host without that right is not enough. Confirm who owns the Account Settings path before the disconnect window.
Test the browser path the day before. Open Listings. Open Account Settings. Open Privacy & Sharing. Open Connected Apps. If any screen fails, fix login or role issues before the live window. Save one practice screenshot so the team knows what good looks like.
On mobile web, use the full site view if your phone offers it. Some compact views hide Edit selected. If you cannot see Sync settings, switch to a larger screen. Do not force the native app. The native app will not run this switch feature.
Editorial preflight checklist before you disconnect
Airbnb 2958 does not publish a long preflight form. The checklist below is an ops process for hosts. It aims for fewer surprises in the gap window. Use the row table as a run sheet. Then finish the detailed export and screenshot lists below.

Inventory and ownership
- Export or list every Airbnb listing ID and public title that now syncs through the old software.
- Mark which listings are in this switch window and which are out of scope.
- Name who clicks Disconnect. Name who clicks Remove Access. Name who runs the new connect. Name who checks guest facing calendar and price samples.
- Confirm Instant Book on or off for each listing in scope before anyone changes sync.
Preflight export checklist fields (from the former tool)
Airbnb 2958 does not write a PMS data export. Export before you revoke access if your old vendor warns that data may be harder to get after disconnect. Capture at least these fields while the old tool still has a live Airbnb link:
- Confirm code, guest name, listing ID, check in, check out, reservation status
- Open message threads or inbox archive for stays that overlap the switch window
- Owner statements, payout reports, and refund notes for the current period
- Rate plans, seasonal rules, minimum stay rules, and blocked date calendars as stored in software
- Listing content that software owns (description, house rules, photo list) if you will rebuild content in the new tool
- Automation lists (timed messages, review asks, task rules) that the old vendor will stop after disconnect
Connected Apps screenshot evidence (before and after)
- Before Part A: open Account Settings. Then Privacy & Sharing. Then Connected Apps. Screenshot the old software name while it still shows allowed access.
- After Part B: screenshot Connected Apps again. Show the old provider removed or no longer allowed.
- After new connect: screenshot Connected Apps showing the new provider as the intended grant.
- Store the three screenshots in a dated folder with the worksheet rows. Filenames should include listing window date and provider names.
New partner readiness
- Read the new partner’s connect needs and OAuth or invite steps.
- Some vendors need the old PMS off Airbnb before their connect flow works. That need is vendor specific (see Guesty in the unknowns section).
- Open the new connect playbook in another tab before you click Disconnect. Or approve the unlist or snooze plan first.
Do not start Disconnect until the new connect playbook is open or the unlist or snooze choice is already approved. The accuracy warning in 2958 is about calendar dates and prices in the interval with no linked software partner.
Add one more preflight habit. Read the unknown topics table once before the window. Know what Airbnb 2958 does not cover. Know what you must ask each vendor. That habit stops false comfort about payments, refunds, and inbox threads.
If your portfolio is large, split the switch into waves by listing group. Still follow full 2958 order inside each wave. Do not leave the old Connected App in place while a second full PMS also holds account rights. That pattern is not safe as an Airbnb 2958 path unless a named tool or account setup is written down.
Step-by-step: disconnect listings, then remove Connected Apps access
Follow Airbnb’s published order. Finish listing disconnects. Then remove access. Then connect the new partner.
Part A - Disconnect listings (Airbnb 2958)
- Log in on desktop or mobile web (not the Airbnb app).
- Go to Listings.
- For each listing you want to edit, click the check box next to the listing name.
- Click or tap Edit selected in the banner above the listings.
- Under Listing details, choose Sync settings.
- Select Disconnect and click or tap Save.
Repeat or multi select until every listing in scope shows disconnected sync settings. Log each listing ID and the disconnect time on the worksheet.
Part B - Remove account access (Airbnb 2958)
- Go to your Account Settings.
- Select Privacy & Sharing.
- Under Connected Apps, click or tap Remove Access for your former software provider.
Confirm the old provider no longer appears as an allowed Connected App. Or confirm it shows removed. Log the remove access date. Save the after screenshot.
Part C - Connect the new software partner
Airbnb 2958 says to follow steps at once on how to connect current listings to your new software partner. That keeps dates and prices correct. Use the new vendor’s connect docs for OAuth, listing maps, and sync settings. After connect, run the final checks section below.
Linked note from page 2683: if you need to confirm link status on desktop after changes, Airbnb documents Listings. Then select listing. Then Listing editor Settings. Then Property management software. Prefer that status check as a check aid. It is not the switch sequence itself.
What to log when switching providers
- Operator name and browser type (desktop web or mobile web)
- Former provider display name as shown in Connected Apps
- Disconnect time per listing ID
- Remove Access time (account level, once per former provider)
- Gap plan chosen: connect now, unlist, or snooze
- New provider name and connect time per listing
- Blockers (OAuth failure, missing listing map, Instant Book left on during gap)
- Links or paths to the three Connected Apps screenshots and at least one guest side screenshot per listing
Say the three parts out loud before you start. Disconnect. Remove Access. Connect. If anyone on the team proposes a shortcut, stop and re read 2958. Shortcuts create half managed listings and leftover app rights.
After Part A, pause for one minute. Check the worksheet. Every in scope listing should show a disconnect time. Only then start Part B. After Part B, pause again. Confirm the Connected Apps screenshot. Only then start Part C or unlist or snooze.
Gap window: unlist or snooze decision tree (partial listing set is not safe)
Airbnb covers the case where you are not ready to connect the new software at once. You can unlist or snooze the listing for a short time. That is the platform named bridge for correct dates and prices when software is not yet driving the listing.
Unlist / snooze decision tree (editorial, using 2958 gap controls)
- Is the new partner’s connect playbook open, with logins and listing map ready?
Yes: finish Part A and Part B. Then connect at once. Then check calendars and sample prices.
No: unlist or snooze per Airbnb 2958 before you lean on a bare listing with no software partner pushing updates. - Will any listing stay Instant Book on during a gap with no software pushing dates and prices?
Yes: treat as higher ops risk. Prefer unlist or snooze until the new partner is linked and final checks pass. Airbnb 2958 does not publish a separate Instant Book toggle need for switches. Unlist or snooze is what 2958 names.
No: still check Instant Book posture after connect before you reopen a open-to-book surface. - Are you tempted to leave some listings on the old provider while linking another provider on the same Airbnb account?

Partial listing set cross provider shared use: not safe as an Airbnb 2958 pattern
Page 2958’s switch sequence is disconnect listings. Then remove access to your account from your current software. Then connect the new software. Remove Access is account level Connected Apps removal for the old provider. Stopping sync on one listing is not the same as a safe new provider link again while old Connected Apps access remains. It is also not the same while another provider also has account access.
Ops rule for this wave: partial listing set cross provider shared use is not safe as a safe Airbnb 2958 pattern unless a named tool or account setup is written down. An example would be a vendor’s own limited link product. Do not treat "disconnect a few listings and leave the rest on the old app" plus a second provider connect as a supported Airbnb 2958 shared use path. Label any such setup as a vendor specific unknown until that vendor’s docs and your account layout are checked.
UNKNOWN unless written: whether your old provider’s Connected Apps token can stay while a new provider connects. Whether multi select disconnect without Remove Access leaves the old app able to act on remaining listings. Whether two full PMS grants can coexist on one host account. Prefer a full 2958 switch window for the listings in the switch window. Use Remove Access when you are done with the old provider. Then connect the replacement.

The SYNTHETIC times are spacing tips for a careful switch window. They are not platform SLAs. Stretch or shrink them to your portfolio size. Keep the relative order. Disconnect listings. Remove access. Then connect. Or unlist or snooze if not ready.
During the gap, do not assume Airbnb will freeze your old rates for you. Page 2958 does not claim universal frozen rates. Check live prices after you connect. If Instant Book stays on with stale dates or prices, guests can book the wrong stay. Unlist or snooze lowers that risk when the new partner is not ready.
If a teammate asks to keep the old app for "just a few" listings while the new app takes the rest, repeat the not safe rule. Partial listing set cross provider shared use is not safe as an Airbnb 2958 pattern unless a named tool or account setup is written down. Prefer full switch window for the wave in scope.
Vendor-side unknowns (bookings, payments, messages)
Airbnb page 2958 documents the switch sequence. It also documents the accuracy warning for dates and prices. It does not write what happens to booking records inside a vendor product. It does not write payment tokens, refund flows, message threads stored in a PMS inbox, or plan billing when you disconnect. Treat those outcomes as provider specific / NOT CHECKED from Airbnb 2958 unless a given vendor’s own help pages say otherwise.

Vendor specific examples (not Airbnb guarantees):
Guesty docs: Guesty states you must disconnect a prior PMS from your Airbnb account before connecting Airbnb to Guesty. Failure to disconnect can error because only one PMS may be allowed to handle the account. Source: Guesty help on disconnecting another PMS from your Airbnb account. This is Guesty’s need language. It is not an Airbnb 2958 quote.
Hospitable docs (product side distinction): Hospitable’s help page How to Disconnect or Link again an Airbnb Account (seen 2026-09-09) draws a line between a temporary auth disconnect and a deliberate disconnect or removal.
- Temporary auth disconnect (Hospitable side): When the Airbnb link drops (for example after password or security changes) and you are working to link again, Hospitable states that listings, messaging rules, and settings stay in Hospitable. Calendar sync, automated messages, and guest chat pause until you link again. No data is lost once the link is back.
- Deliberate disconnect or removal (Hospitable side): When you delete the Airbnb channel from Hospitable, or when access is removed so Hospitable is disconnected, Hospitable states that linked listing data and bookings are removed from your Hospitable account. All bookings, guest chats, and stored listing data for those listings are removed from Hospitable. Automations (timed messages, reviews, tasks) for those listings stop.
Label clearly: this describes Hospitable’s product side. It is not Airbnb deleting your host messages on Airbnb itself. It is not Airbnb platform promises about payments or refunds.
innRoad docs: innRoad states that after remove access, Airbnb listings stay active but innRoad no longer updates them. You must manage details by hand going forward. Bookings received while linked need manual care afterward with no further interface updates into innRoad. Source: innRoad articles on Airbnb disconnection remove access and listing stop sync. Again: innRoad’s docs of its own disconnect behavior. Not Airbnb payment or refund rules.
When vendor language conflicts with Airbnb 2958 on UI labels (for example Privacy vs Privacy & Sharing), follow the Airbnb page you use for the click path. Treat the vendor page as guidance for that vendor’s connect or data keep behavior.
Repeat the two key negations. Airbnb 2958 does not claim universal frozen rates. Canceling a vendor plan does not, by itself, revoke Connected Apps access on Airbnb. Complete Remove Access under Privacy & Sharing and Connected Apps.
Ask each vendor these plain questions before you click Disconnect. Where do future bookings live after revoke? Do payment tokens move? Do refund tools still work? Do PMS inbox threads remain? Put answers in the worksheet notes. If a vendor cannot answer, treat that topic as unknown for that vendor.
Final checks and host worksheet after you connect
Connecting the new partner is not the finish line. Run final checks before you call the switch complete. Do these per listing in scope.

Destination check steps per listing
- Sync / PMS status. On desktop, use the page 2683 status path where available. Listings. Then listing. Then Listing editor Settings. Then Property management software. Confirm the new provider appears as expected.
- Availability sample. Pick one near term open date. Pick one near term blocked or reserved date. Pick one far date. Compare Airbnb’s calendar to the new software’s calendar. Fix mismatches before you lean on Instant Book.
- Pricing sample. Check one weekday and one weekend sample date. Confirm the price guests would see matches the new system of record.
- Listing content ownership. Confirm whether you are on a sync mode that pushes content from software or allows Airbnb side edits. Follow the new vendor’s sync mode docs and what your screens show.
- Messaging path. Send a test or review where new messages land (Airbnb inbox vs PMS inbox) per the new vendor’s design.
- Connected Apps audit. Re-open Privacy & Sharing. Then Connected Apps. Confirm the old provider is removed and the new provider is the intended grant.
- Guest side check. Open the public listing in a logged out or private window. Confirm open-to-book state matches the plan (listed vs unlisted or snoozed vs open).
- Instant Book recheck. Only after final checks pass, re-check Instant Book so you do not reopen a open-to-book surface on wrong dates or prices.
- Worksheet close. Fill new connect date and guest side check columns for every listing ID.
