How I Use This Stack

The stack splits into six jobs. Property management (Guesty, TheHost.co) holds the operation together. Dynamic pricing (PriceLabs) sets the nightly rate. Distribution (VRBO, Whimstay) reaches guests Airbnb misses. Direct bookings (Boostly, StayFi) capture guest data and reduce OTA commission. Banking (RelayFi) keeps the books clean. Smart home (Wynd) cuts noise complaints and air-quality issues before reviews bite.

None of these tools replaces the operator. They give the operator leverage. The decisions still happen at the listing level: pricing rules, minimum stay, cleaning fee structure, photo set. The tools execute those decisions across the portfolio.

Where to Start If You Run Fewer Than 10 Listings

Start with three: PriceLabs for pricing, RelayFi for banking, StayFi for guest data. Those three pay for themselves in the first month at portfolio sizes above three listings. Add Guesty when manual turnover coordination starts eating more than five hours a week.

Where to Start If You Run 10 to 50 Listings

Add Boostly for direct bookings and Rabbu for analytics. Direct bookings start mattering at 10+ listings because OTA fees scale linearly with your revenue and direct bookings flatten that curve. Analytics matter because pattern recognition across 10+ listings beats per-listing intuition.

Where to Start If You Run 50+ Listings

You already know what works. The stack above is what survived my own filtering at that scale. Wynd, Whimstay, VRBO, and TheHost.co are the four I run for portfolio-level edges that only show up at scale.
