“Do you feel in charge?”

— Bane, The Dark Knight Rises

Let me be honest with you. You have built something real. A listing. Cash flow. Maybe a small portfolio. But here is something you probably will not admit to anyone: you are not actually in control of your revenue.

The market shifts and you scramble. Competitors undercut you and you panic. The algorithm changes and suddenly your calendar has holes in it. You are doing all the work, but the market is making all the decisions. That is not a business. That is a rollercoaster you did not buy a ticket for.

This book fixes that. I am not going to teach you how to be a better host. You probably already are one. I am going to teach you how to think like a revenue manager, because that is the person who actually controls whether your property earns $30,000 or $60,000 this year. Same property. Same guests. Completely different result.

The gap between surviving in short-term rentals and dominating is not working harder. It is pricing smarter. And right now, your competition is figuring that out. The question is whether you figure it out first.

I Want to Take Control

I Wrote This Book For a Specific Person

This Book Is For You If...

  • You manage short-term rental pricing for others, or you want to start
  • You own STR properties and you know you are leaving money on the table
  • You want to build a real revenue management business from zero
  • You are sick of guessing at pricing and want a system that actually works
  • You want to understand the math behind dynamic pricing, not just trust a tool
  • You are ready to run this like a business, not a side hobby you check on weekends

This Is Not For You If...

  • You want a get-rich-quick scheme, because this is real work
  • You think setting a price once and forgetting about it counts as a strategy
  • You are hunting for platform hacks or algorithm tricks that stop working next month
  • You do not want to learn how to read data and make decisions from it
  • You expect results tomorrow without building any systems first

Why Most Hosts Never Reach Their Revenue Potential

01

They Price by Gut Feel

No system, no data, just vibes. So every pricing decision is basically a coin flip. They leave money on the table during peak demand and then sit empty during slow periods because they refused to drop the price. I see this every single week.

02

They Ignore Market Data

They set prices based on what they think their property is worth. But here is the thing: the market does not care what you think. It cares what it will pay. Revenue management starts with the market, not the mirror. Most hosts never learn that.

03

They Confuse Occupancy with Profit

This one kills me. A fully booked calendar at the wrong price is worse than strategic vacancies at the right price. You are not running a charity. High occupancy at low rates is the most expensive mistake in STR, and almost everyone makes it.

04

They React Instead of Anticipate

By the time they notice a trend, it is already too late. The revenue is gone. Real revenue managers see what is coming and position before the market moves. They are playing chess while everyone else is playing checkers.

05

They Treat Every Night the Same

Tuesday is not Saturday. January is not July. A convention week is not a random midweek. If you are charging the same rate seven days a week, you are literally giving money away on your best nights and overcharging on your worst ones.

From Sleeping in His Car to Building an Empire

In 2009, Sean Rakidzich got evicted. His car got repossessed. He was homeless, sleeping on floors, trying to figure out what went wrong. Before that, he had been running a newspaper distribution business, grinding it out, doing everything right on paper. None of it mattered. He hit rock bottom.

Five years later, in 2014, he was sitting in a bar in Houston when he overheard a group of people talking about this thing called Airbnb. People were renting out spare rooms and making real money. Something clicked. Within weeks he had his first three short-term rentals through rental arbitrage, and in month one, he cleared $6,000 in profit. Not revenue. Profit. Without owning a single property.

But here is what made Sean different from every other host who got lucky early: he became obsessed with the pricing. Not the towels, not the listing photos, not the guest experience. The pricing. Because he figured out fast that the difference between a good month and a great month was almost never about getting more bookings. It was about getting the right price on every single night.

That obsession turned into Cracking Superhost, one of the most recognized brands in short-term rental education, and Revande, a revenue management as a service company. Over 15 years, Sean has coached thousands of students who have collectively generated over one billion dollars in rental revenue. He has built hundreds of doors through rental arbitrage, all without owning any of them.

“Revenue management is not about charging more. It is about charging right. Every single night.”

This book is everything Sean knows. The wins and the failures. The patterns that repeat across every market. The systems that actually work when you apply them with discipline. He wrote the book he wished someone had handed him in that Houston bar in 2014.

From the Cracking Superhost Community

"In the fall of 2019 I started watching Sean's videos and decided to create a STR side business. Started in January 2020 and now I have 19. My primary business (festival production) is shuttered due to the shutdown, but the STR business is on track to hit seven figure revenue this year."

— Richie Matthews, Cracking Superhost Student

"So we finally opened back up this week and the demand is insane — we booked 100% of our rooms for this weekend within a few hours and the rest of the month is pretty much sold out."

— LV Vento, Cracking Superhost Student

"Our company just closed on 3 new units at a Class-A apartment complex in Dallas near downtown — all 18-month leases. Working with our corporate staffing partner we immediately booked 2–3 month stays for business travelers. THANK YOU for your leadership!"

— Michael, Cracking Superhost Student

"I have 13 properties as STR and Sean's content on pricing, automation and how to convince landlords have been invaluable especially during COVID. I signed up for a few Rental Arbitrage courses and found that the content on his YouTube channel was even better than the paid programs!"

— Natalie, Cracking Superhost Student

"My home thanks to Sean Rakidzich is filled and I found out I'm a Superhost and a 'rare find'. Might be a small thing but for me it's huge."

— Alexandra, Cracking Superhost Student

"After watching tons of Sean's videos I got the courage to start my business. Within the first two months I made my money back from the start up costs and even during the pandemic I've been blessed enough to never have an empty unit!"

— Punkin, Cracking Superhost Student

Most STR books cover operations, guest experience, or listing optimization. This book is specifically about the pricing and revenue strategy that determines your bottom line. It is written by someone whose students have collectively generated over one billion dollars in rental revenue. Not by someone who read about it online.
Good, you should be using them. But pricing tools are only as effective as the strategy behind them. This book teaches you the thinking framework that makes any tool more effective. You will learn how to set better base prices, build smarter comp sets, and make adjustments that no algorithm can make for you. The tool is the instrument. This book teaches you how to play it.
